Abstract: The epidemics of severe acute respiratory syndromes (SARS) in residential buildings and hotel buildings in 2003 reveals that more engineering effort is needed to enhance the contemporary building services engineering practices. This paper begins with a review on the quality theme of building services design in the past, and states that more consideration on occupant health and safety is needed. From the operation and maintenance perspectives, huge operation expenditure was spent among the building management industry during the SARS outbreak. These trigger the development of ‘immunised building’ concept, serving as a guidance of engineering enhancement. The human - body analogy describes the resemblances of how a building can reject primary pollutants and dispose building wastes, as the body can reject alien objects and dispose body wastes. Moreover, the immunisation of the human lymph gland enlightens the design and implementation of air, surface, water, ductwork, drainage sterilisation to reduce the risk of pathogenic spread in buildings. In addition, the authors point out that, during the disease outbreak, some of the adverse actions on building management were actually an ‘over-response’ of immunisation. Finally, the authors suggest enhancement measures from both the building services design, and the operation perspectives to achieve ‘immunised building’.
