Abstract: Building services maintenance has been a neglected area in many buildings in Hong Kong. It has been traditionally and incorrectly viewed by building owners as an overhead expense that does not have any profit or investment potential, and little emphasis is given to maintenance. M&E services play a greater role in the functioning of intelligent buildings and also effect the efficiency of the business that operates from the building, and quality of life of the occupants working in the building. Fundamental re-thinking of the traditional approach to the maintenance of building services is required to obtain breakthroughs for better building and M&E services, and a business-centred maintenance system is a pragmatic solution
